Architectural Visualisations and CGI's
Using the latest CAD technology, you will be able to see your project come to life with exterior and interior photorealistic visuals/walkthroughs.
We can combine this with architectural drawings to provide you with a single seamless image or animation, showing great detail from reflections, lighting to seasonal ambience.
Pre-Application
A pre-application enquiry is a completely informal process to provide you with an indication as to if your proposed project is likely to be considered acceptable or not. The advice given does not constitute a formal response or Council decision and is the opinion of a Planning Officer. The advice provided is only there as a guide, planning permission is still required.
We suggest an informal discussion with a Planning Officer before submitting your application. This can be a chargeable service so do check first. The application form does ask if you have consulted with a Planning Officer so this can assist the local planning authority with dealing with your application.
Change of Use
In order for a business to operate, they are assigned a ‘use class’, which determines and restricts what a property can be used for. This means that if a restaurant is registered as a restaurant with ‘use class’ it can only operate as a restaurant. In order to change the business use you will usually be required to apply for planning permission from the Local Planning Authority.
If your project needs planning permission and you do the work without getting it, you can be served an ‘enforcement notice’ ordering you to undo all the alterations you have made already, even if the project is completed.
Permitted Development (PD Rights)
You can perform certain types of work without needing to apply for planning permission. These are called “Permitted Development Rights”. They derive from a general planning permission granted not by the local authority but by Parliament.
Permitted development rights which apply to many common projects for houses do not apply to flats, maisonettes or other buildings. Similarly, commercial properties have different permitted development rights to dwellings.
Planning
Planning permission is granted by your Local Planning Authority, usually a department of the council, and they responsible for allowing the proposed development to go ahead.
Most new buildings, major alterations to existing buildings and significant changes to the use of a building or piece of land need this permission.
This would not include certain minor building works, known as permitted development.
Lawful Development Certificates
If you want to be sure that the existing use of a building is lawful for planning purposes or that your proposal does not require planning permission, you can apply for a ‘Lawful Development Certificate’ (LDC).
It is not compulsory to have an LDC but there may be times when you need one to confirm that the use, operation or activity named in it is lawful for planning control purposes.
Building Regulations
The current building regulations were introduced in 1991 and they have been revised a number of times since then. The Building Regulations are in place to effectively regulate and monitor the standard of building work and they apply to work being carried out in England and Wales – Scotland and Ireland have their own separate building regulations or building standards.
The building regulations apply to most building work, therefore it is important to know when approval is needed.
